Next Wednesday is a big meeting for the BZA (first one of the year). There are a few items on the agenda but the most note worthy is a request to build on 2,500 sqft, 1/2 size lots in Colonial Beach. I just got the agenda today (link below) and thought this was something citizens should at least be aware of as it may impact a lot near you if the BZA approves. Currently the minimum lot size in R2 residential zoning is 5,000 square feet so these houses would most likely be much smaller and or taller than the houses on either side and may look out of place. One question I've gotten is what happens if one exception is made will it mean tall skinny houses will be popping up all over town. I'm not sure if the Planning Commission will be allowed to weigh in on this subject but I believe they could provide valuable insight as to why the 2,500 foot lots are not currently approved for development.
